The region
Home to offices of TeamViewer, Deloitte, PwC, and P&I. A university city of 115,000 with year-round corporate demand for premium accommodation. The only Greek city where hospitality yield is not seasonal.
100% water clarity at Bella Vraka and Pisina. A natural yachting base between Lefkada, Paxos, and Corfu — 20 minutes by boat. Waterfront land here is scarce by geography, not by regulation.
46 UNESCO-listed stone villages. Vikos Gorge — the deepest canyon in the world. Ski resorts at Metsovo and Vasilitsa, active from November through April. A destination for eco-luxury travellers who avoid the islands on principle.
Infrastructure
The Egnatia and Ionia Odos highways put Athens three and a half hours away, Thessaloniki under two. Igoumenitsa — the main maritime gateway to Italy — is midway through a major port privatisation and cruise terminal expansion.
The region's gasification program completes in 2026. Direct air connections from London, Berlin, and Vienna operate through Aktion and Ioannina airports. We are currently at the high point of the infrastructure build-out — which is typically when real estate values move.

Golden Visa
The Greek Golden Visa is a 5-year renewable residence permit for non-EU nationals who invest in qualifying real estate. It covers the investor's entire family and requires no physical presence in Greece to remain valid.
Minimum investment starts from €250,000. Epirus sits in the standard threshold zone — unlike Athens, Thessaloniki, or Mykonos, which are subject to the higher €800,000 requirement. That difference matters significantly when calculating returns.
